These terms govern access to the HouseMapr service, including map-first browsing, listing publication, account use, and platform safety requirements.
1. Eligibility
You must be at least 18 years old and legally capable of entering into contracts to create an account, post a property, contact an owner, manage listings, or use transaction-related features.
If you use HouseMapr for an organisation, owner, seller, authorised representative, or other person, you confirm that you are authorised to act for them and bind them to these terms.
2. Accounts and protected actions
Some browsing may be available without an account. Protected actions such as saving favourites, saving searches, contacting owners, posting properties, editing listings, receiving account notifications, using owner tools, and deleting an account require sign-in.
You are responsible for the accuracy of your account information and for all activity under your account. Keep your device, OTPs, passwords, email, phone number, and sign-in methods secure.
We may suspend, restrict, or terminate accounts that appear fraudulent, unsafe, unauthorised, duplicated, abusive, abandoned, or in breach of these terms.
3. HouseMapr role
HouseMapr helps users discover residential sale properties, publish property listings, save searches, save favourites, initiate enquiries, receive listing alerts, view disclosed sponsored project surfaces, and manage owner leads.
HouseMapr is a technology platform. We are not a broker, real estate agent, property dealer, lender, valuation service, legal adviser, financial adviser, payment intermediary, escrow provider, or party to any property sale unless we expressly state otherwise in writing.
We do not guarantee that a property is available, lawful, accurately described, suitable, verified, owned by the person posting it, free from dispute, or fit for your purpose. Users must carry out their own checks before visiting, paying, signing, or proceeding.
4. Buyer responsibilities
If you search for, save, enquire about, call, message, visit, or shortlist a property, you are responsible for verifying the property, owner or representative identity, title, approvals, encumbrances, asking price, token terms, taxes, maintenance, society rules, possession status, agreement terms, and all charges.
Do not pay token money, advance, brokerage, booking amount, or any other amount unless you are satisfied with the identity of the recipient and the legitimacy of the property. HouseMapr is not responsible for payments, promises, refunds, or disputes outside official HouseMapr payment flows, if any are introduced.
5. Owner, seller, and representative responsibilities
If you post or manage a property, you confirm that you have the right, authority, and permissions required to advertise the property, upload its content, show its location, share contact options, and respond to buyer enquiries.
You must provide accurate, current, and lawful information about asking price, token amount, maintenance, property condition, address or map area, possession status, furnishing, parking, facing, photos, videos, and contact methods.
- Do not post fake, duplicate, bait, unavailable, discriminatory, misleading, stolen, unauthorised, rental-only, or disputed properties.
- Do not upload photos, videos, floor plans, documents, contact details, or descriptions that you do not have rights to use.
- Do not misrepresent ownership, authority, brokerage, price, token amount, furnishing, availability, verification status, restrictions, or property condition.
- Keep property status updated if it is sold, paused, unavailable, under dispute, or no longer controlled by you.
- Comply with applicable real-estate, housing, tax, consumer protection, anti-discrimination, society, municipal, and local laws.
6. Listing publication and moderation
Published listings may be visible to users, visitors, search engines, app stores, and third-party share targets. You are responsible for the public information you choose to provide.
We may review, reject, edit display formatting, de-rank, archive, unpublish, hide, delete, or restrict properties or user content if we believe it violates these terms, law, platform safety, content quality requirements, or user trust.
We may expire listings after a configured period, request re-confirmation, limit repeated posts, require phone verification, or require additional checks before publishing or restoring certain properties.
7. Enquiries, calls, WhatsApp, and external contact
HouseMapr may help buyers contact owners through enquiry records, phone links, WhatsApp links, navigation links, email links, push notifications, or other app actions. Once you move to a phone call, WhatsApp, maps app, email client, payment app, or offline conversation, that interaction is outside HouseMapr and may be governed by that third party's terms.
Do not spam, harass, scrape, sell, misuse, or republish contact details obtained through HouseMapr. Use enquiry and contact features only for genuine property discussions.
8. Sponsored projects and disclosures
HouseMapr may show sponsored project campaigns or promoted property surfaces where the product clearly discloses that the surface is sponsored or promoted.
Sponsored placement does not mean HouseMapr verifies title, legal approvals, availability, pricing, possession timelines, suitability, builder claims, or transaction outcome. You must still complete your own due diligence before submitting interest, visiting, paying, or signing.
9. Prohibited conduct
You must not misuse HouseMapr or harm other users, the platform, or third parties.
- Do not commit fraud, impersonation, harassment, spam, phishing, scraping, data harvesting, unauthorised advertising, or illegal activity.
- Do not bypass security, rate limits, authentication, App Check, access controls, moderation, country rules, feature flags, or posting restrictions.
- Do not upload malware, exploit code, harmful links, unlawful content, sexually explicit content, hate content, personal documents without permission, or content that violates third-party rights.
- Do not use HouseMapr to discriminate unlawfully based on religion, caste, gender, marital status, disability, nationality, ethnicity, family status, food preference, or any protected category.
- Do not interfere with the service, overload infrastructure, reverse engineer non-public parts, or use automated tools without written permission.
10. User content licence
You retain ownership of content you submit, such as property descriptions, photos, videos, reports, enquiry context, support messages, and feedback. You grant HouseMapr a worldwide, non-exclusive, royalty-free licence to host, store, reproduce, display, format, adapt for technical display, distribute, moderate, secure, and use that content to operate, promote, protect, and improve HouseMapr.
You confirm that your content is accurate, lawful, and does not infringe privacy, publicity, intellectual property, confidentiality, contractual, or other rights of others.
11. Third-party services
HouseMapr may rely on third-party services for maps, Places search, cloud hosting, authentication, storage, messaging, analytics, crash reporting, App Check, app distribution, payment processing if enabled later, support, and links to external communication apps.
Third-party services may have their own terms, privacy practices, outages, limits, pricing, or restrictions. We are not responsible for third-party websites, apps, payment links, messaging platforms, maps, app stores, or offline dealings between users.
12. Fees, paid features, and taxes
The current release does not process property payments, token payments, brokerage, loans, subscriptions, boosts, or in-app purchases. HouseMapr may introduce free or paid features later.
If paid features are introduced, prices, taxes, renewals, refunds, visibility rules, and feature limits will be shown before purchase where applicable. Unless expressly stated, paid promotion or verification will not guarantee enquiry volume, search position, property approval, or successful closure.
13. Safety, visits, and offline dealings
Property visits, meetings, negotiations, payments, legal verification, sale agreements, registration, handover, repairs, society approvals, and possession activities happen between users and relevant third parties. Take sensible precautions, meet safely, verify documents, avoid advance payments to unverified persons, and keep written records.
HouseMapr is not liable for offline incidents, user disputes, payment loss, property condition, refusal to sell, token disputes, title issues, agreement breaches, or society decisions, except where liability cannot be excluded by law.
14. Reports and enforcement
You can report suspicious properties, misuse, incorrect information, safety concerns, discrimination, rights violations, or objectionable content through the app or at support@housemapr.com.
We may investigate and take action at our discretion, including warning users, limiting features, removing content, restricting posting, disabling accounts, suspending users, preserving records, or cooperating with lawful authorities.
15. Account deletion and survival
You may stop using HouseMapr at any time and may request account deletion through the app, public delete-account page, or support email. Account deletion is permanent and may remove your profile, active listings, favourites, saved searches, enquiries, notifications, and related app data where deletion is legally and technically possible.
Terms that by nature should survive account deletion continue to apply, including user content licences, disclaimers, limitations of liability, indemnity, dispute provisions, and obligations related to past misuse or legal claims.
16. Service changes, disclaimers, and disputes
We may add, change, suspend, or discontinue features, routes, integrations, limits, pricing, property rules, moderation rules, supported geographies, or availability at any time. We aim to keep the service reliable, but we do not guarantee uninterrupted, error-free, or always-available access.
HouseMapr is provided on an as is and as available basis to the fullest extent permitted by law. These terms are governed by the laws of India. Subject to mandatory consumer protection rights and any forum that cannot be excluded by law, disputes will be handled by competent courts, tribunals, or consumer forums having jurisdiction under applicable Indian law.
